Our approach: from the first visit to the last site meeting
Architecture is a long series of decisions. Our job is to put them in a sensible order, tell you what each one costs and draw them clearly enough that a contractor can build them without guessing.
Brief and feasibility

We visit the site, read the local detailed plan and the building rules, and talk through how you live or work today.

Sketch design

Two or three options as plans, sections and simple models. We check each option against the budget before you choose.

Building permit
Rakennuslupa
Permit drawings, the energy report with engineers, the neighbours’ hearing and meetings with building control. We can act as principal designer.

- A complete permit application and answers to every question from the authority.

- Final layout, facade materials and colours.

Construction drawings
Toteutussuunnittelu
Detailed drawings, door and window schedules and specifications, coordinated with the structural, HVAC and electrical engineers in a shared model.

- Products, finishes and the contractor.

Construction

We take part in site meetings, answer the contractor’s questions and check that what is built matches what was drawn.

We explain plans and sections in meetings, and send PDFs that open on any phone, not only on our software.
Open files for engineers
Our models are shared in the open IFC format, so the structural and building services engineers work on the same building as we do.
Sample fees
Starting points for common jobs. Larger projects are priced per stage or as a share of the construction cost, and you always get a written offer first.

Permits and the principal designer
Most building work in Finland needs a permit from the municipality’s building control. The permit names a principal designer (pääsuunnittelija) who is responsible for the whole design. We take that role on our own projects and coordinate the engineers’ drawings with ours.
We submit applications through the electronic permit service, attend the review meetings and keep you informed of every question the authority asks.
Renovation starts with a survey
Before we draw anything new in an old building, we measure it, open up a few structures with the client’s permission and write down what is worth keeping. In protected buildings we talk to the city’s heritage experts early, which saves months later.
